The PIR 1031Funds Program® is specifically designed for 1031 exchange investors seeking replacement property interests that qualify for tax-deferred treatment under IRS Revenue Ruling 2004-86.

Key Features:

  • 5.0% Preferred Return: Annual preferred return paid monthly through a master lease structure
  • 50% Appreciation Participation: Investors receive 50% of property appreciation upon sale
  • Minimum Investment: $500,000 with additional investments in $100,000 increments
  • Term: Targeted 5-7 year hold period
  • Structure: Each property is owned by a separate Delaware Statutory Trust (DST)
  • Operations: Properties are master-leased to PIR-affiliated operating entities
  • Quarterly Closings: Scheduled closings on January 15, April 15, July 15, and October 15
