An Industrial Real Estate Investment Company

What began as a focused investment in industrial redevelopment has evolved into America’s premier platform for small-bay, multi-tenant industrial properties serving the nation’s manufacturing renaissance.

Our History

Phoenix Industrial Redevelopment, LLC was founded in 2017, building on over three decades of institutional real estate expertise developed by our management team since 1991.

Our senior management team has been working together since the early 1990s, refining our systematic approach to sourcing, acquiring, and creating value in real estate. This continuity of leadership and methodology has enabled us to navigate multiple economic cycles.

Through strategic partnerships with institutional debt sources and our proprietary FixedFunds Program®, we have successfully assembled a coast-to-coast portfolio that now comprises 19 professionally managed industrial properties valued at approximately $150 million.

Our Thesis

The United States stands at the threshold of a manufacturing renaissance, driven by the convergence of geopolitical shifts and exponential technological advancement. As the post-World War II Bretton Woods system unravels and companies seek to reduce reliance on global supply chains, a fundamental reshoring of American manufacturing capabilities is underway.

Exponential technologies—including additive manufacturing, artificial intelligence, humanoid robotics, and autonomous transportation—are transforming the manufacturing landscape, enabling more efficient, agile, and competitive production processes. While large corporations will lead in adopting these technologies, they will rely on a thriving ecosystem of smaller, specialized businesses to provide essential goods, services, and expertise.

This transformation creates unprecedented demand for industrial workspace tailored to small and medium-sized manufacturers, entrepreneurs, and service businesses—the backbone of America’s industrial resurgence. Our investment strategy capitalizes on this structural shift by acquiring and developing the essential infrastructure these businesses require to thrive.

The United States possesses unique competitive advantages for this transformation: abundant energy resources, favorable demographics, strategic geographic positioning, and a culture of innovation. By focusing on small-bay, multi-tenant properties, we build highly diversified tenant bases while mitigating risk and generating attractive returns as exponential technologies drive expansion of the small business manufacturing ecosystem.

Our Strategy

Our Industrial Legacy™ initiative represents a systematic approach to building America’s essential business infrastructure through the strategic acquisition, renovation, and long-term hold of value-add industrial properties nationwide.

TARGET PROPERTIES

We focus on underperforming small-bay multi-tenant light industrial properties typically ranging from 30,000 to 200,000 square feet, aged 10 to 50 years, requiring moderate to substantial capital improvements to reach their full potential. These properties are strategically located in vibrant industrial submarkets with excellent transportation access.

VALUE CREATION PROCESS

Our proven methodology involves acquiring properties with institutional financing, implementing comprehensive renovation campaigns, and elevating them to best-in-class standards through capital improvements, technology upgrades, and modern operational systems. We then lease these properties to creditworthy small businesses on multi-year triple-net leases at market rates.

PORTFOLIO CONSTRUCTION

Each renovated property becomes part of our growing portfolio of stabilized industrial assets, generating predictable cash flow streams while supporting America’s manufacturing renaissance. Our systematic approach has enabled us to complete approximately one acquisition per quarter, building toward our goal of 100 properties by 2040.

STRATEGIC CAPITAL PARTNERSHIPS

Our success depends on cultivating enduring relationships with both institutional and private capital sources, each serving distinct but complementary roles in our growth strategy.

Onshoring Commercial Real Estate Investing

Institutional Debt Relationships: We maintain strategic relationships with respected institutional lenders, enabling rapid deployment of first mortgage financing when acquisition opportunities arise. These partnerships provide the foundation for our property acquisitions while ensuring competitive terms and reliable access to capital.

Private Investor Partnerships: Through our FixedFunds Program®, we have built lasting relationships with sophisticated private investors who provide the equity capital essential for property acquisition and renovation. These partnerships extend far beyond single transactions—many of our private investors have supported multiple property acquisitions over years, with some relationships spanning almost three decades.

Long-Term Investment Community: Our private investor base includes successful professionals, ultra-high-net-worth individuals, family offices, and independent wealth managers who appreciate both the attractive fixed returns and the meaningful impact of supporting America’s manufacturing infrastructure. We prioritize maintaining these relationships through consistent performance, transparent communication, and priority reinvestment opportunities for existing participants.

Relationship-Focused Approach: We view our private investors as long-term partners in building America’s essential business infrastructure. This philosophy has resulted in high rates of reinvestment, with many investors choosing to redeploy capital immediately upon repayment to support additional Workspace Nation™ properties. We provide existing investors with priority access to new investment opportunities and maintain regular communication regarding portfolio performance and expansion plans.
